Experts of CBRE Vietnam said that warehouse demand in Vietnam would continue to rise strongly thanks to developed manufacturing sectors and higher people’s spending. Accordingly, warehouse rental prices expected to increase in upcoming years by 1.5-4pct per year. To be specific, in northern region, CBRE said that warehouse market would concentrate around Hanoi and coastal provinces, including Haiphong. These areas were the most populated in the region, providing potential customers and abundant human resources. Additionally, the accessibility to sea ports boosted growth of industrial sectors. Meanwhile, in southern provinces (HCMC and neighboring areas), CBRE said that the region had good traffic connectivity thanks to developed expressway system and river ports, sea ports and international airports. With a strategic location that located near a logistic center, southern region always led in Vietnam market in term of industrial development.
