Real estate startups jump in first quarter

The real estate sector took the lead in the number of startups as well as the growth rate, with 924 firms established in the first quarter this year, up a staggering 55% y-o-y.
After the property sector, new enterprises in the power, water and gas generation and distribution sectors came second in terms of growth rate, with 200 firms, up 32% y-o-y, while the education and training sector took the third position with 640 freshly-established firms, surging 28%.

Real estate sector attracts more FDI

The Vietnamese real estate sector attracted a total of US$343.7 million of FDI in the first quarter of this year.
According to the Ministry of Planning and Investment, the figure accounted for 4.4% of the country’s total FDI capital in the first three-month period and represented an increase of 34.4% against US$239.8 million of the same period of last year.

4 limits of real estate market and 5 important suggestions to the Government

At the meeting held in Binh Dinh Province, VNREA has assessed limits of real estate market and suggested 5 recommendations. The first limit is the arbitrary development of projects without taking demand into account. Second is unbalanced supply-demand, an overwhelming focus in high-end segment. Third is affordable houses have signs of slowing down. Fourth is the information system supporting this market is still undeveloped, market forecast is inaccurate.

Regulation on land use levies and water surface rents in economic zones


Decree No.135/2016/NĐ-CP regulating the collection of land use fees, collection of land rents and water surface rents in economic zones and Hi-tech parks are newly promulgated by the Government. In cases where the State leases land for annual payments not in the form of auctions, according to the provisions of law, the annual land rents would be determined by the percentage (%) multiplied by the specific land price, in which, the percentage is between 0.5-3%. The decree is effective from 20/6/2017.

The Ascott Limited, among the world’s largest international serviced residence owner-operators, has partnered with BIM Group to develop the first world-class condotel project in Quang Ninh Province under the brand Citadines. Citadines Marina Halong, consisting of condotels and luxury apartments, will make its debut this month.

Budget hotels sprout up in Vietnam as business travel booms

Budget hotel chains are expanding in Vietnam as brisk economic growth pulls in smaller foreign companies, and with them business travelers in need of an economical place to stay. Vietnam welcomed some 10 million foreign visitors in 2016 amid a surge in business travel from Japan, China and South Korea. Demand is on the rise for foreigner-friendly facilities that keep costs low by running operations more efficiently and eschewing resort offerings and event halls.

Government to submit compensation plan for Long Thanh Airport

For the project of Long Thanh airport, the Government has agreed to propose plan to the National Assembly to separate the site clearance Long Thanh airport project into a separate subproject to ensure the progress of the project. Long Thanh International Airport project is an important one which has large scale of land acquisition, affecting the living and socio-economic life of the community. Therefore, the study on the application of specific land acquisition mechanisms, compensation and resettlement for the project is very necessary to preserve the rights of landowners to and at the same time accelerate the progress of land clearance.

CAAV considers applying floor price for domestic airfares

The transport ministry has instructed the Civil Aviation Authority of Vietnam (CAAV) to study the proposal for applying a floor price for domestic air tickets. The CAAV will study and gain aviation management experience from other countries so as to create conditions locally that encourage people to fly, by offering reasonable prices while ensuring that airlines do not suffer losses. Several airlines, including Jetstar Pacific (JPA), have agreed with the draft decision. JPA also proposed that the decision should incorporate floor price, while low-cost airline Vietjet (VJ) did not want a floor price as it said that would reduce market competitiveness.

Reinstall order at condominiums in HCMC 

Although, by the end of 2016, the city's Department of Planning and Investment issued a notice saying that businesses were not allowed to trade in apartments and had to register a change of address from one apartment to another non-apartment venue. Up to now, only 430 enterprises, branches, representative offices and business locations have registered to move their headquarters from the apartment building.
