Solid fundamentals drive further supply across sectors

2016 wrapped up with solid fundamental indicators. GDP reached 6.2% and stayed in the top rankings amongst other Asian countries. Inflation rate only increased by 1.83% y-o-y, which is within the safe, manageable range defined by the government  despite surpassing its historical low seen in 2015. Real estate credit is increasing healthily and strongly. According to the HCMC Real Estate Association (HoREA), property credit was up 14.2% over the past year while bad debt stayed at only 2.6%.
Condominium market: 2016 ended with a busy quarter in both Hanoi and HCMC, with 9,128 units launched in 34 projects in Hanoi and 9,145 units launched in 28 projects in HCMC. Market sentiments continued to be positive in 2016 with both sold units and selling price trending upward. In 2017, the market is expected to focus more on the mid-end and affordable segments, with nearly 40% of 2017 new launches in the affordable segment.
Retail market: The retail market has a busy year with some remarkable M&A and increasing supplies, leading to both entries of foreign retailers and expansion of current players. Placemaking is making way to Vietnam. Although the practice of P.L.A.C.E, which is creating a lively, abundant shopping environment instead of building merely shopping areas is mentioned frequently in Asia in 2016, in Vietnam, the application of P.L.A.C.E has just started to emerge and witnessed good receipt from customers.
Office market: Office market welcomed six new buildings in Hanoi and two new buildings in HCMC in 2016. Rents in Hanoi are expected to stabilize in the upcoming years. Looking forward to 2017, the main drivers for leasing are expansion and relocation to newer buildings. Tenants in Grade A will continue the tendency of moving to newer buildings with tenants from Grade B quickly absorbing the available leasing areas left by Grade A tenants.
